Take time to track down and centralize this information before you come in and you will cut down on your own anxiety and frustration.
- Be honest and complete when you fill out your application. Knowingly or unknowingly omitting information will make the process harder and slower.
- Respond promptly to requests for additional information.
- Respond quickly to requests for information concerning derogatory items in your credit report. At time of application, reveal any credit issues that you are aware of and prepare a written statement of explanation. Waiting until an explanation is requested will slow the approval process.
- Let the appraiser in as quickly as possible. Prolonging the appointment due to your busy schedule or the need to clean the house will significantly slow the process. In fact, studies have shown that the single biggest factor in the appraisal “lag time” is the appraiser’s inability to reach the homeowner to make an appointment. If you can’t find a time convenient for both of you, find someone to meet the appraiser at your home to let him/her in. Also, remember your home will appraise for the same amount whether you have a pile of laundry on the floor, a stack of dishes in the sink or if everything is in its place. Cleaning doesn’t get you a higher appraised value but getting the appraiser in gets you a quicker loan closing.
