Marc Gagnon, Sr. V.P., and Senior Credit Officer at SBSI has a saying that he uses frequently: “Real Estate Lending is not a hobby.” The issue with real estate investing is that it has always drawn novices to the industry, given the added ease of obtaining credit over the last few years it increasingly easy to get into the game. Many would be investors have not taken all expenses and possible glitches into consideration and do not have adequate cash reserves on hand.

It is imperative that you research and study as much as you can in this area before diving in. I highly encourage you to find a mentor that has positive and negative stories and experiences to share and who can steer you in the right direction. I also recommend that you take many of the “no money down” programs and books with a grain of salt.

They may be a place to start, however, they need to be screened thoroughly with consideration given to the possible negative consequences of many of the recommendations. It is not as easy as it is made to appear. Having owned several multi-family rental properties and having financed countless others I have experienced and seen both positive and negative outcomes to real estate investing.
